China Overseas Property Holdings has fully launched its carbon neutrality initiative, implementing specialized actions aimed at achieving carbon neutrality.

China Overseas Property Holdings recently officially released its Carbon Neutrality White Paper, marking the comprehensive launch of its carbon neutrality initiatives. The company has committed to promoting low-carbon operational technologies by 2030, aiming for a 15% reduction in Scope 1 and Scope 2 carbon emissions per unit area compared to the baseline year, and to fully implement renewable energy utilization by 2060 to achieve carbon neutrality within its operational boundaries.

This white paper reflects nearly 40 years of integrated management practices and green innovation within China Overseas Property. It embodies the collective efforts of frontline property management staff and outlines a vision for green, low-carbon practices in the property management industry.

 

Implementing National Dual Carbon Strategy

Since the launch of the national "dual carbon" strategy in 2020, green high-quality development has become a societal consensus, and state-owned enterprises (SOEs) bear the responsibility for achieving these dual carbon goals. As a cornerstone of the capital market, listed companies also play a leading role in low-carbon transformation. Against this backdrop, China Overseas Property aims to unify the dual carbon strategy with high-quality development, integrating green and low-carbon principles into its operational framework.

Despite not being a major source of carbon emissions like energy or industrial manufacturing companies, property management can still participate actively in carbon reduction. China Overseas Property emphasizes its inherent service advantages, which align well with the implementation of the dual carbon strategy in various living scenarios, such as buildings and communities.

 

Clear Pathways for Energy Efficiency and Carbon Reduction

With set goals and a clear path, China Overseas Property has calculated and analyzed its operational carbon emissions. It aims to become a "green low-carbon city steward" and has established two phased carbon neutrality goals. The company's brand ethos of "good seasons, good properties, good communities" integrates into its green and low-carbon philosophy, clarifying specific actions to achieve carbon neutrality through three dimensions:

1. Technical Carbon Reduction: Corresponding to "good seasons," this involves enhancing management capabilities through energy-efficient modifications to project facilities, development and application of low-carbon products, and optimizing energy structure to improve property management efficiency and service quality.

2. Management Carbon Control: Related to "good properties," this focuses on managing people through organizational support, institutional safeguards, technological assistance, and green certification, reinforcing internal consensus on green development.

3. Associated Carbon Reduction: Linked to "good communities," this emphasizes a sense of ownership in the community, urging employees and suppliers to engage customers and property owners in low-carbon practices. Initiatives like the 2023 series of green and environmental awareness campaigns have successfully mobilized over 200,000 participants.

 

Leading by Example with Green Benchmarks

To ensure that green, energy-saving, and sustainable development concepts permeate all aspects of property project operations, China Overseas Property is developing exemplary projects that showcase advanced technology, significant emission reductions, and impactful demonstration effects. These projects provide a replicable model for the industry’s green development.

For instance, the Foshan China Overseas Qian Deng Lake Garden project has implemented comprehensive energy-saving renovations across its water supply, lighting, and air conditioning systems, achieving annual savings of over 700,000 kWh and reducing carbon emissions by 442 tons per year.

The Shenzhen Contemporary Art and Urban Planning Museum project has established a green operational model, achieving a 35% water savings rate through rainwater recovery and earning the highest rating for green property management in Shenzhen.

The Shanghai Huilong New Town community has focused on diverse low-carbon operations, achieving a high green space ratio and installing solar-powered lighting, which has led to significant energy savings.

Chairman Zhang Guiqing of China Overseas Property Holdings noted that the significance of achieving the carbon neutrality strategy lies not only in its own energy-saving efforts but also in taking on greater social responsibility and promoting green development across the property industry. The company is committed to fostering organic connections among customers, communities, and cities, awakening stakeholders' awareness of low-carbon practices, and building a sustainable, healthy living environment together.
